Mawney Road

The Mawney Road loft conversion is an L-shaped design completed on a semi-detached Victorian property. From the outset, the project was carefully planned using detailed architectural drawings and structural calculations. These calculations were further refined during the build to accommodate the staircase layout, ensuring the stair design worked seamlessly with the loft conversion while maximising every inch of available space.

The front master bedroom was designed to feel bright and spacious, featuring a large 1340 x 980 Velux roof window to enhance natural daylight and ventilation. A stylish master bathroom was incorporated, complete with a shower, LED-lit niche, freestanding bath, vanity unit, and WC, delivering a high-end finish.

To the rear, the second bedroom was created as a comfortable double, offering generous proportions. A standout feature of the conversion is the 1600 x 900 glass roof dome positioned above the landing, allowing natural light to cascade through both the first floor and loft level, creating a modern and open atmosphere throughout the home.

Design consistency was a key focus, with all stair banisters upgraded to pine handrails and finished with black metal spindles to complement the client’s matte black appliances used throughout the property. Externally, black uPVC windows were installed alongside matching black fascias, soffits, and guttering, paired with a brand-new natural slate roof.

From a performance perspective, the front roof rafters were upgraded to 150mm to accommodate 100mm Celotex insulation with a 50mm airflow gap. This design ensures continuous ventilation across both the flat and sloping roof sections, helping to prevent condensation and damp. The build was completed with vented soffits and a mineral flat roof system, supplied with a 10-year guarantee.

The result is a thoughtfully designed, light-filled loft conversion that blends modern detailing with the character of a Victorian home.
